1301 Woodhill Dr and 815 S. Larkspur Ln, both owned by Pendragon Properties have been vacant for weeks now. It is common practice for Pendragon it seems to leave windows open (presumably because they turn off HVAC to save costs?), and it has been humid and rainy increasing the chances of Black Mold and other issues related to moisture. This is not something new, and has been observed on these same properties an others in the neighborhood numerous times over the years.
They are currently showing the houses to rent to (i.e. scam) new tenants, and it seems best if people were informed of their problems or if possible for the houses to be inspected. (Presumably, knowing Pendragon, there are other problems as well.)

Exposed garbage, rats and other animals opening bags of garbage at 710 E. Cottage Grove, which is next to a state-licensed day care facility. Also, speeding traffice on E. Cottage Grove, no sidewalk crossing or slow speed or children playing signs at this intersection.

I am not sure what the owner of this building has planned, but it seems there has seem some slow work done to the house since my husband and I have bought and renovated our home a year and a half ago. In this time, we have seen animals come and go from this abandoned house, seemingly homeless people come and go from the basement and the windows boarded up. This home is in utter disarray. With so many homes in the prospect hill area being renovated and maintaining the historical feel, this is one of the few if not the only home that is a major eye sore on our neighborhood. I am not sure if there can be anything done legally to motivate the owner to do renovations more quickly or to just tear it town. Any thoughts would be very much appreciated to address this problem. The neighborhood around 2nd and Lincoln has a few houses that are rented by undergrads who have loud parties most nights. More seriously, there is broken glass EVERYWHERE along the sidewalks the next day. Many people (including me) have dogs they need to walk through the area, and no matter what direction we go, there's a section of small broken glass to get through. Is there a way you can issue a notice to these houses or fine them for the hazard? I don't know what else to do. Thank you.

1) exterior paint chipping (hazardous to young children and pregnant women)
2) unstable stone wall along sidewalk
3) overgrown weeds
4) large tree overhanging neighboring house
5) deteriorating foundation
6) porch seems to be falling away from house
7) overgrown branches on electrical wire
8) deteriorating roof/shingles

The leasing office and pool building of Woodbridge Apartments has restrooms you can get trapped in.
There are two restrooms, one mens and one womens, that connect to the exterior (on the pool side) and the interior (on the leasing office side). During normal business hours you can easily enter and exit the restrooms without a key from the interior, leasing office, side. You can also enter the restroom without a key from the pool side, but in order to return to the pool you must use a key that tenants have been given.
This creates an environment you can get trapped in. Once the office is closed, it is impossible to leave the restroom through the door that is normally unlocked during the day. If you accidentally enter from the pool side without having a key, once the door closes you'll be trapped until someone finds you.
Surely this is unsafe and not up to code. I'm reporting this anonymously as I am a tenant and do not want to cause trouble with the landlord.

There is a severe black mold problem in apartment 3349 at Acadia Court. The property manager has been informed and is taking steps to clean it. However, he is not bringing in professional certified mold removal experts and informed me they were cleaning it with bleach, which does not kill mold. The mold seems to be coming from the air vents and has caused at least one person to be quite ill.
