Foreclosure Prevention Counseling

Are you behind on your mortgage? Getting calls or letters from your lender threatening foreclosure? If so, contact us today to get the facts about foreclosure. HAND's housing counselor will confidentially and effectively help you work with your mortgage company to avoid foreclosure and/or connect you with available financial assistance in our community.

The effects of foreclosure can be devastating, not only for a homeowner, but for family members, neighborhood, and the wider community. Please don’t delay in contacting us if you are in default on your mortgage or if you foresee a problem making your payments in the near future. Our counseling service will include a review of your situation, and we will assist you in developing a tailored action plan to address your situation. We will also assist in working with your lender or servicer to pursue available options to prevent foreclosure.

To assist us in providing you with the most effective and efficient service, please download and complete the Financial Worksheet and the Uniform Borrower Assistance Form.

In addition, you will also need to submit the following:

  • Any correspondence from the last 60 days from the mortgage company or its attorney
  • Last 30 days of employment pay stubs for each wage earner (18 and over) in the home
  • Documentation of any other income, i.e. disability, social security, pension, etc.
  • Most recent tax return including any attachments (if self-employed, the last 3 years of your tax returns)
  • Last two months of bank statements for all of Borrower'(s) accounts
  • Copy of your monthly mortgage billing statement, and, if applicable, 2nd mortgage statement
  • If receiving unemployment, documentation of the amount

You may fax, email, drop off, or mail your documents. Once the information is received, a housing counselor will contact you to schedule a mutually agreeable time to meet. The office hours are Monday - Friday, 8:00 am to 5:00 pm. Our office is located at 401 North Morton Street, Suite 130, Bloomington, Indiana.
