Workforce Housing in Bloomington
Workforce housing provides housing for families and individuals whose income falls above the threshold to qualify for traditional affordable housing, but below the income necessary to pay for market-rate housing. Workforce housing currently targets household incomes in the 80-120% range of area median income (AMI). The rental rates and household income are calculated as set forth in the City's UDO and the UDO Administrative Manual based on information from the U.S. Department of Housing and Urban Development (HUD).
It is important to note that the rental rates listed represent the maximum allowable rents. Properties can lease workforce housing units for less than the rental rates listed. Properties can also chose to accept households with incomes below 80% AMI.
Eligibility for workforce housing is based upon total household income and full-time employment. Applicants must be head of household or an independent adult. Additionally applicants that are students must complete documentation that verifies that they qualify as an independent student.

Note: The annual income AMI used to determine the rental rates is to be the lower AMI such that when the income falls between two AMI income rates, the rent charged is to be the lower AMI rate. For example, if the income falls between 80-90% AMI then the 80% AMI rental rate is used.
