Hello, upon attempting to move into this apartment on Monday 8/11/25, we clearly saw that there had been water damage and there were multiple signs of mold in the unit (see pics). We did a Fungi 10 dust test (see results) on the main floor and upper floor which came back "high" for 4 types of molds on the lower level (and lower levels of mold on the upper floors). On the same day the building manager felt it necessary to bring in more "senior" Varsity Property Management (Vaughn) and Vaughn brought in a large cleaning crew who painted over the mold and cleaned the apartment. They did not acknowledge the mold with us. They claimed they "missed cleaning" the unit after the prior tenant left. The vent covers were totally rusted, and they replaced those immediately (see pic). The kitchen cabinets had mold, under the sink showed mold, and looking at the garage ceiling there is water damage coming from the kitchen above (our unit). Also, the bedroom on the main level shows water damage, and the HVAC closet in the garage shows signs of mold. One of our boys is highly sensitive to mold and we cannot live in a unit with unsafe mold levels. The mold we think could be all over: in the HVAC, walls, ceilings and floors. We do not think we can move into this unit. The property manager was alerted to concerns of mold by another building tenant we know and we believe the property manager has committed to looking at all of the units. They did not commit to testing for molds. We are notifying them that we conducted the mold test shortly and will share the results with them. We want the city to inspect our unit please and test for mold. The pictures were taken before they cleaned & painted the unit, so when you perform the inspection, you will see something different than in the pictures. We hope you can test for mold and give us an idea of how safe or unsafe the unit is and how big of a remediation job this will be. I have multiple pictures and videos, appears I can only submit one picture here. I will send the others to Rob Council who has helped me to date. Thank you.

Street Trees

The Madison Park HOA would like to request that this tree, and the nearby tree stump from previously cut tree, are both removed. This is located in between the HOA property and the street, next the southwest building. We had a tree removal contractor assess this area and inform us that the tree is dying and needs to be removed. I believe this is the only tree left in this area, and we have been previously informed that these trees are owned by the City, not the HOA. I am reaching out on the HOA's behalf as their property manager, Mackie Properties.
