Purpose
Develop a long range plan of the "Gateway North" focus area. The 2018 Comprehensive Plan identifies the Gateway North area as an “important transition and gateway into the Downtown from the SR45/46 Bypass to approximately 14th Street”.
Focus Area Boundaries:
- An exact boundary is currently being reviewed by the Steering Committee.
Gateway North focuses on the area roughly bounded by N Rogers Street to the west through N Dunn Street to the east, which includes Millers-Showers Park and N. College Avenue and N. Walnut Street.
How is the Plan being created?
City Planning & Transportation Staff are currently working with a citizen Steering Committee to design certain aspects of the project. The Steering Committee is filled with nine (9) citizens that are invested in the general Gateway North area. Additionally, a Plan Commission representative and relevant Council District Representatives (Districts 1 and 2) are attending. A press release, published on July 11, 2026, requested citizen participation. The Steering Committee is is an advisory board to City Staff and is not considered a hearing or subject to Open Door Laws. Interested citizens are welcome to attend and listen but no public comment will be heard at Steering Committee meetings. What kind of plan is this and why?
The City’s 2018 Comprehensive Plan identified several focus areas where additional planning would help guide future investment, redevelopment, and public improvements.
The plan will be a long-range Future Land Use plan (10 +/- years) and will include actionable short term-items. The Gateway North plan will establish a long-term vision, goals, and strategies for the area’s physical, social, and economic development. Community input will help shape recommendations for infrastructure improvements, public investment, and future development.
Once complete, the Gateway North plan is expected to be considered as an amendment to the City’s Comprehensive Plan, with Plan Commission review anticipated by late summer 2027.
